Design Development
- Take a pro-active approach to design review.
- Review all components of the design development documents providing the architect with immediate feedback on coordination issues pertaining to the drawing development as well as the existing conditions.
- Begin investigation of significant cost effective methods and materials that improve the value of design.
- In addition to the value engineering, our team will conduct field visits with the architect to completed projects to review and understand the architect's conceptual design intent.
- Construct mock-ups to ensure accurateness of the design and coordination with the architect and owner.
- Schedule, prepare and deliver formal estimates at the agreed upon dates in the design development phase.
- Refine the construction estimates and discuss the systems and application with the M/E/P consultants.
- Solicit the subcontractors input for key systems and trades.
- Confirm with the architect that the base architectural sheets are 30-50% developed.
- Coordinate all CSI project specifications to 80%.
- Use dynamic estimating techniques to track design revisions, changes in scope of work, and value engineering.
